ground floor: large living room with fireplace, satellite TV, DVD/CD player and access to covered terrace, an arch divides the living room from the large kitchen with dining area, large counter in tiled brickwork (oven, microwave, American-style fridge with freezing compartment, dishwasher), fireplace for cooking and small satellite TV, one double bedroom with a large window overlooking the swimming pool, en suite bathroom with shower. Covered terrace (17.5m²) with large table for dining and wood burning oven, room outside with washing machine.
first floor (accessed also from the outside/terrace): three double bedrooms with en suite bathroom with shower, one bedroom has a small dressing room, small corridor/hall with access to a covered terrace (20m²) with panoramic view and access to an attic (steep stairs, height 1.00m-1.40m) with two beds and two sofas (suitable for teenagers).

MINIMUM RENTAL PERIOD: The minimum rental period is a week from Saturday to Saturday. Shorter rental periods may be possible during low and mid season.
ARRIVAL AND DEPARTURE TIME: Unless otherwise indicated in the accommodation description, the arrival and departure times are as follows: Arrivals: Saturday between 5.00 and 8.00 p.m. Departures: Saturday between 8.00 and 10 a.m.
PETS: Pets are allowed only in the accommodations marked by the appropriate symbol if they have been registered when booking. Any extra expenses are indicated in the accommodation description.
DEPOSIT: The deposit must be paid upon arrival to the owner or his/her representative in Euro in cash.
LINEN: All of the houses are equipped with bed, bath and kitchen linen with weekly change. The bath towels cannot be brought outside. We advise that you bring your own towels for the swimming pool or beach because they are rarely provided.
SWIMMING POOL: Unless otherwise indicated in the accommodation description, the swimming pools are open from 15.05 to 30.09 without limitation hours.
HEATING: Unless new regulations take act, in Tuscany the heating can be used only from November to the end of April (8 hours a day). Outside of this period the possibility of using the heating and the cost of such must be determined directly with the owner or his/her representative.
FINAL CLEANING – EXTRA EXPENSES: (light, gas, heating, …) If these expenses are not included in the rental price, they are to be paid directly to the owner or his/her representative upon departure.
